What is Clouded Title?
Occasionally, in spite of an extensive examination of your properties title, hidden hazards can emerge after the closing. Things such as mistakes in public records, forged deeds, fraud, previously undisclosed heirs claiming ownership of the property, etc.

It takes the risk out of acquiring property whose legal history is unknown by first conducting the examination process. Addressing and resolving any clouds that arise during this process, resulting in transferring marketable title.
Title Insurance
There are two types of title insurance policies: One is Lender's Title Insurance, which most lenders require when obtaining a new mortgage. It protects the lender's interest in the property should a problem arise with the title.
Then there is the Owner's Title Insurance policy. This protects you and your interest in the property. Most people have fire, auto and life insurance and pay premiums every year to continue that protection. Owner's Title insurance is a one-time fee at closing and lasts as long as you or your heirs have an interest in the property. Owner's Title Insurance also pays for any legal fees involved in defending a claim to your title.
